Monthly Walkthrough (Maintenance Team)

  • Inspect crawl spaces, utility rooms, and behind appliances for droppings, gnaw marks, or frass
  • Check common areas: trash rooms, laundry, hallways, stairwells, mailrooms
  • Note any resident complaints logged since last walkthrough
  • Confirm exterior lighting is working (broken lights invite pests near entries)

Exclusion — Seal Them Out

  • Seal gaps larger than 1/4” with caulk, copper mesh, steel wool, or cement
  • Install or replace door sweeps and weather stripping on all exterior doors
  • Repair torn window and vent screens
  • Seal penetrations around pipes, cables, and HVAC lines

Moisture Control

  • Fix leaking pipes, faucets, and clogged drains immediately
  • Insulate pipes prone to condensation
  • Keep gutters and downspouts clear and directing water away from the foundation
  • Address standing water around the property and in crawl spaces

Waste & Sanitation

  • Keep dumpsters on a hard surface, at least 3 feet from building walls
  • Ensure dumpsters and bins have working self-closing lids
  • Maintain a regular trash-room cleaning schedule
  • Rinse recycling to remove food residue; wash bins weekly

Unit Turnover

  • Deep clean the unit before the next resident moves in
  • Apply preventative treatment behind cabinets and in wall voids
  • Inspect for signs of bed bugs, roaches, and rodents
  • Confirm all previously reported issues were resolved

Landscaping & Exterior

  • Trim shrubs and tree branches back from the building
  • Remove leaf litter, mulch buildup, and debris against the foundation
  • Store firewood and materials away from structures and off the ground

Communication & Documentation

  • Maintain an easy resident reporting system for pest sightings
  • Send prep instructions to residents before scheduled treatments
  • Keep a dated log of every professional service visit and finding
  • Review recurring problem units with your pest control provider
